Buying in a club community means buying two things — the home and the membership. They're separate, and the membership is often the bigger decision.

Mandatory vs. optional membership

The first question at any club community: is membership required with purchase? Some communities mandate it (and its cost); others make it optional or waitlisted. This single fact changes your total cost of ownership more than the home price does.

Equity vs. non-equity

An equity membership means you own a share of the club and typically get a portion back when you sell it; non-equity is a deposit or annual arrangement. Equity clubs behave like an asset; non-equity clubs like a fee. Which one you're buying matters.

The dues stack: HOA + club

HOA dues and club dues are separate line items. The HOA covers the community — gates, roads, landscaping. The club covers golf, tennis, dining, and its facilities, often with tiers (full golf, sports, social) and a food-and-beverage minimum on top.

Initiation, capital, and the waitlist
