Golf and country-club living in Miami and the surrounding coast — where buying the home is only half the decision, and the membership is the other half.

A club community is two purchases: the residence and the membership. LiveModern curates Miami and the surrounding coast's golf and country-club homes and, just as importantly, helps you understand the club behind each one — whether membership is mandatory, equity or non-equity, and what the dues and initiation really run.

From championship communities to more intimate clubs, we match the home to your game, your dining and racquet priorities, and your membership budget across Miami Beach, Brickell, Coconut Grove, Coral Gables, and Sunny Isles. The right community is the one whose club fits how you actually want to spend your week.

Tell us the kind of golf and club life you're after, and we'll walk you through the homes and the membership structures together. Our agents know these communities from the inside.

The insider view

How club membership really works.

Buying in a club community means buying two things — the home and the membership. They're separate, and the membership is often the bigger decision.

Mandatory vs. optional membership

The first question at any club community: is membership required with purchase? Some communities mandate it (and its cost); others make it optional or waitlisted. This single fact changes your total cost of ownership more than the home price does.

Equity vs. non-equity

An equity membership means you own a share of the club and typically get a portion back when you sell it; non-equity is a deposit or annual arrangement. Equity clubs behave like an asset; non-equity clubs like a fee. Which one you're buying matters.

The dues stack: HOA + club

HOA dues and club dues are separate line items. The HOA covers the community — gates, roads, landscaping. The club covers golf, tennis, dining, and its facilities, often with tiers (full golf, sports, social) and a food-and-beverage minimum on top.

Initiation, capital, and the waitlist

Beyond dues there's the joining fee (initiation), sometimes a capital contribution for course or clubhouse projects, and at the best clubs, a waitlist. These figures change yearly — we point you to the membership office for the current schedule rather than quote a stale number.

Where it concentrates

Golf & Club in Dade centers on Miami Beach (29), Coral Gables (7), Key Biscayne (1), and Miami (1).

Good to know

Questions buyers ask.

It depends on the community. Some require membership (and its cost) as a condition of ownership; others make it optional or subject to a waitlist. This is the first thing we confirm, because it drives your true cost of ownership more than the purchase price.
