Deepwater homes on Biscayne Bay — Gables Estates, Cocoplum, the Venetian Islands and North Bay Road, with protected dockage and open-bay runs.

Miami boating is bay boating — and that changes what a great boating home looks like. Biscayne Bay is a protected, year-round playground: sandbar Sundays, Stiltsville runs, an afternoon at Elliott Key, dinner by boat on the Miami River. The homes built for that life line the bay from Gables Estates and Cocoplum through Coconut Grove to the Venetian Islands and North Bay Road, where the dock is less an amenity than the property's front door.

What we verify is the water itself. Depth at the dock and in the approach channel — parts of the bay run shallow, and a home that can't float your draft at low tide isn't a boating home. Protection from open fetch, dockage length and power, and the run to Government Cut, Haulover, or Cape Florida when the ocean calls. The best addresses combine protected dockage with a fast line to blue water, and they command a premium for it.

Every home here carries our Boating & Deepwater tag, confirmed against real access rather than listing language. Homes from $3M across Miami-Dade's bayfront and canal estates; use the filters to work by neighborhood, price, and design.

The insider view

What deepwater actually means.

Not all waterfront floats a boat. Deepwater is a specific thing — ocean access, no fixed bridges, and dockage that fits your draft. Here's how to read it.

No fixed bridges

The phrase that matters most. A fixed bridge caps your air draft — the tallest boat that fits underneath at high tide. “No fixed bridges” to the inlet means a sportfish or motoryacht with towers and outriggers can reach open ocean without ducking anything. It's the single biggest value driver on a boating home.

Ocean access vs. water frontage

A canal-front lot is waterfront. It isn't necessarily boatable to the ocean. “Ocean access” means a navigable route to an inlet — Boca, Boynton, Palm Beach, or Jupiter — without a lock or a low bridge. We verify the route, not just the water view.

Dockage, draft, and beam

The right question isn't “is there a dock,” it's “what does the dock hold.” Water depth at low tide (draft), slip length, beam clearance, and whether the seawall carries a lift. A 60-foot Viking needs very different infrastructure than a center console.

The inlets set the map

Palm Beach County's boating markets orient around four inlets. Jupiter and North Palm feed the Jupiter Inlet; the Intracoastal estates of Palm Beach and Manalapan run to the Palm Beach Inlet; Boca and Delray sit near the Boca and Boynton inlets. Proximity to a maintained inlet is proximity to open water.

Good to know

Questions buyers ask.

It means there is no fixed-height bridge between the property and the ocean inlet, so your air draft is unrestricted — tall sportfish and motoryachts can reach open water at any tide. Homes with no-fixed-bridge ocean access command a premium over otherwise-identical canal homes.
