Martin County estate homes on an acre or more from $1M — Palm City, Stuart, Jupiter Island's mainland and the St. Lucie River corridor.

Martin County is where South Florida land gets affordable again without getting ordinary. Strict growth management — the county has held a four-story building height limit for decades — has kept it low, green, and river-oriented, and the result is acreage estates along the St. Lucie and its forks that would be priced in another universe forty miles south.

The forms here are distinct. River estates in Sewall's Point and along the North and South Forks, where the acreage comes with dockage and a straight shot to the St. Lucie Inlet. The ranch and grove parcels of Palm City and Indiantown, measured in five and ten acre lots. And the mainland approaches to Jupiter Island in Hobe Sound, where an acre buys a private compound minutes from one of the country's most exclusive barrier islands.

Because Martin County trades well below the coastal core, this collection opens at $1M rather than our usual $3M — the point where genuine estate property begins here. Single-family homes on one acre or more; use the acreage filter to step up to two, five, or ten acres and the city filter to work the river corridor.

The insider view

What to know about land here.

Acreage is the rarest thing in built-out South Florida. Estate and equestrian properties buy on land, privacy, and what you're allowed to do with it.

Acreage in a built-out market

Most of coastal Palm Beach County is subdivided into lots. Genuine acreage — an acre and up — is scarce and concentrated in specific corridors: Wellington's equestrian areas, the ranches of Loxahatchee and Jupiter Farms, and a handful of legacy estate enclaves.

Equestrian zoning and infrastructure

An equestrian estate is a working property: barns, paddocks, rings, and — crucially — bridle-path access and zoning that permits horses. Wellington's trail network and its winter equestrian season (WEF) make it a global capital; not all “horse-friendly” land is created equal.

What the zoning allows

Land value follows use rights. Can you keep horses, build a guest house or barn, subdivide, run an agricultural exemption? Two similar-looking parcels can carry very different rights. We read the zoning before you plan.

Privacy as the product

On an estate, the acreage is the amenity — buffer, gates, and distance from the neighbors. The home matters, but many estate buyers are really buying the land, the privacy, and the ability to create their own compound.

Where it concentrates

Estates & Land in Martin centers on Palm City (15), Stuart (11), Jupiter (9), and Jupiter Island (4).

Good to know

Questions buyers ask.

Genuine acreage concentrates in a few corridors: Wellington's equestrian areas, the ranch parcels of Loxahatchee and Jupiter Farms, and select legacy estate enclaves. Most of the coastal county is subdivided, which is exactly why land holds its value.
