Condos on the water in Fort Lauderdale — New River, Middle River and Intracoastal towers where the city's canals are the front yard.

In a city built on water, the best condominiums don't just face it — they sit in it. Fort Lauderdale's waterfront towers line the New River through downtown, trace the Middle River past Wilton Manors, and stack up along the Intracoastal from Las Olas to Lauderdale-by-the-Sea. Yacht traffic is the building's daily theater, the Riverwalk is downstairs, and the beach is a bridge away.

The waterfront here comes in genuinely different flavors. River buildings put you inside the city's working boat culture — megayachts easing past your balcony en route to the shipyards. Intracoastal towers trade that for wider water and longer views. Some buildings add day docks or leasable slips that turn frontage into utility; others offer pure spectacle. We tag them all Waterfront only when the water is real frontage, not marketing.

Residences from $2M across Broward's river and Intracoastal corridors. Use the filters to work by price, beds, and design — and if the boat matters as much as the residence, cross over to our Fort Lauderdale boating collections.

The insider view

The kinds of waterfront.

Waterfront is a spectrum — oceanfront, Intracoastal, canal, river, and lake all live under one word and buy very differently. Here's how they differ.

Intracoastal vs. oceanfront

Oceanfront means the Atlantic at your door — sound, sand, and unobstructed horizon, but exposure and insurance to match. Intracoastal means the protected waterway: calmer, boatable, sunset-facing on the west bank, and typically the choice for anyone who wants to be on the water rather than just near it.

Canal and river frontage

Canals put you on navigable water at a friendlier price than the open Intracoastal, and many carry ocean access. River frontage — the Loxahatchee up in Jupiter — trades some boating for privacy, wildlife, and old-Florida character.

Lakefront and the point lot

Lakefront reads as serene and low-wake — great for paddleboards and skiing, not ocean runs. And on any waterway, a point lot (water on two sides) is the trophy: more frontage, longer dockage, wider views.

Exposure, seawalls, and insurance

The water that makes a home also demands diligence: seawall age and condition, elevation and flood zone, wind exposure, and the insurance picture that follows. We treat these as facts to understand, not fears — they price into every waterfront purchase.

Where it concentrates

Waterfront in Broward centers on Fort Lauderdale (42), Hallandale Beach (17), Hollywood (16), and Pompano Beach (13).

Good to know

Questions buyers ask.

Oceanfront homes sit directly on the Atlantic with beach access and open views but greater exposure and higher insurance. Intracoastal homes sit on the protected inland waterway — calmer water, boat-friendly, often west-facing for sunsets — and are generally the pick for active boaters.
