Oceanfront and beach living in Fort Lauderdale and Broward County — from direct-Atlantic towers to homes a barefoot walk from the sand.

There is no substitute for the ocean at your door. LiveModern curates Fort Lauderdale and Broward County's beachfront and oceanfront condos — the direct-ocean residences, the private- and deeded-access homes, and the high-floor lines where the Atlantic fills every window.

We're precise about what “on the beach” actually means: oceanfront versus ocean view, private versus deeded versus public access, and, in the towers, the line and floor that make one residence far more valuable than the same square footage facing the other way. Explore the coast across Fort Lauderdale, Las Olas, Pompano Beach, and Hillsboro Beach.

Tell us how close to the sand you want to be and we'll send the residences that deliver it. Our agents know every stretch of this coastline.

The insider view

Reading the oceanfront.

Oceanfront is the most literal luxury in Florida — but “on the beach” covers everything from a private-access estate to a tower with a boardwalk. The distinctions matter.

Oceanfront vs. ocean access vs. ocean view

Three very different things. Oceanfront means the sand is yours or a step away. Ocean access (boating term) means you can run a boat out. Ocean view can be a high floor blocks inland. We never conflate them — and neither should a listing.

Private vs. deeded vs. public access

The value question on a beach home is how you get to the sand. A private beach, a deeded easement shared by a few homes, or a public access point down the block are three different lifestyles and three different price tiers.

Direct oceanfront towers

For condos, “direct oceanfront” means the unit faces the Atlantic, not the Intracoastal or the city. Line and floor matter enormously — the SE corner on a high floor is a different asset than the same square footage facing north.

Erosion, dunes, and setback

Beachfront is dynamic. Dune lines, state coastal setback lines, and renourishment history all shape what you can build and how protected the home is. Old-Florida charm and a protective dune are worth more than they look.

Good to know

Questions buyers ask.

Oceanfront means the property sits directly on the beach with the Atlantic at its edge. Ocean view simply means you can see the ocean — possibly from a high floor several blocks inland. They are priced very differently, and we're precise about which one a home actually is.
